Thirth-Eight is a public/private joint venture that includes an eight story mixed-use mid-rise building combined with a 459 space public parking structure. The project was constructed on a tight urban site in the heart of downtown Grand Rapids and required extensive logistical planning. The office building is a cast-in-place concrete structure with glass curtainwalls and architectural metal panels. The residential building is a post-tensioned concrete structure with brick veneer. This project offers retail store-fronts on the street level, five stories of office space, five stories of luxury apartments, and two stories of luxury condominiums. The developer obtained Brownfield credits and a TIFA district.
